JCUBE Condo Residence and its Surrounding Area in Jurong Set for Major Transformation

JCube Residence is set to be the latest residential and commercial development in the Jurong East region of Singapore. Located in the Jurong Lake District (JLD), the 40-storey development JCube Condo is expected to be completed in 2027 and will add to the transformation of the area.

The new development is being developed by CapitaLand Development (CLD) and will be connected to Jurong East MRT interchange, Westgate and IMM Building via J-Walk, a covered elevated pedestrian network. Eventually, JCube Residence will be linked to the upcoming Jurong East Integrated Transport Hub, which boasts a bus interchange, public library, community club and sports centre, among other amenities.

Prices of JCube Residence residential units are estimated to be around S$2,000 to S$2,100 per square foot (psf). CLD expects to launch JCube Residence new development for sale in the second half of 2023.

Besides JCube Residence, the nearby 6.8-hectare mega white site on the confirmed list of the first half of the 2023 government land sales programme will also be developed into 375,000 square metres (sq m) in gross floor area (GFA) in the next five to 10 years. This includes 1,760 private homes, 150,000 sq m of office space, and 75,000 sq m of complementary uses such as for retail, hotel or community.

The potential new launches in the vicinity, including JCube Residence condo, will help to alleviate pent-up demand for housing in Jurong, given the lack of new condo launches in recent years. The upcoming projects, including JCube Residence, will likely boost home prices in the resale market and possibly have a spillover effect on the Bukit Batok and Clementi areas.

JCube Residence is also located near to Singapore’s first and only Olympic-sized ice skating rink, which will be kept open until August 6. It also houses major tenants like Don Don Donki, Haidilao and Daiso.

The redevelopment of JCube for JCube Residence, along with the other potential launches in the area, come as a welcome development for the region. Its location near to many amenities and recreational facilities make it an attractive option for those looking to invest in the Jurong Lake District.

Jurong is set for a major transformation with the impending closure of JCUBE in August and its redevelopment as JCube Residence. The move comes after CapitaLand Development (CLD) obtained provisional permission from Singapore’s Urban Redevelopment Authority to redevelop the site.

JCube Residence will be connected to Jurong East MRT interchange, Westgate and IMM Building via J-Walk, a covered elevated pedestrian network in the Jurong Lake District (JLD). Eventually, JCube Residence will be linked to the upcoming Jurong East Integrated Transport Hub, which boasts a bus interchange, public library, community club and sports centre, among other amenities.

Observers are estimating a S$2,000 to S$2,100 per square foot (psf) price tag for JCube Residence residential units, which will have commercial space on the first and second storeys. Exact details of JCube Residence pricing as well as the number and size of the units, have yet to be disclosed.

The potential new launches including JCube Residence condo will help to alleviate pent-up demand for housing in Jurong, given the lack of new condo launches in recent years, noted property analysts. The potential new launches will likely boost home prices in the resale market and possibly have a spillover effect on the Bukit Batok and Clementi areas near to JCube Residence.

Property analysts are expecting the new JCube residential project to have an average selling price of S$2,100 psf and upwards, aligned with recent launch prices of the outside of central region developments.

Together with the new JCube development, the Singapore government’s plans to bring new homes, along with new businesses, recreational facilities and amenities to the JLD, will help to catalyze the transformation of Jurong.

The new development comes with increased connectivity and amenities, which will provide a boost to the area’s appeal. With JCube Residence, residents will have access to the many amenities and recreational facilities nearby, such as Don Don Donki, Haidilao and Daiso, as well as Singapore’s first and only Olympic-sized ice skating rink.

The impending transformations of Jurong will bring about increased vibrancy, convenience and lifestyle options to the area. This will be a great benefit to those living in the area, allowing them to be part of an exciting and vibrant community.
